Mitte Januar 2019 lud der Verband Deutscher Kabelnetzbetreiber (ANGA) gemeinsam mit dem Branchendachverband der Wohnungswirtschaft (GdW) zu einem Symposium zum Thema \u201eSmarte Wohnung\u201c.<\/h2>\n

Im Rahmen der Veranstaltung am 16.01.2019 in Berlin sollte das Potenzial digitaler Anwendungen f\u00fcr Mieter, Vermieter, Infrastrukturanbieter und Hersteller in der Wohnungswirtschaft aufgezeigt und diskutiert werden. Peter Altmaier, Bundesminister f\u00fcr Wirtschaft\/Energie, hielt die Keynote der Veranstaltung zum Thema Zukunftsmarkt Smart Living<\/a><\/em>.<\/p>\n

Mega-\u00d6kosystem der Zukunft<\/h3>\n

Altmaier, in Sachen Energie-Politik eher konservativ-r\u00fcckst\u00e4ndig, brachte in seiner Rede viel Optimismus hinsichtlich der zuk\u00fcnftigen Entwicklung des Marktes zum Ausdruck, bezeichnete die Digitalisierung in der Wohnungswirtschaft<\/a> gar als \u201eMega-\u00d6kosystem der Zukunft\u201c:<\/p>\n

\u201eDie intelligente Lebensumgebung zu Hause bedeutet mehr Komfort, Energieeffizienz, Sicherheit, Gesundheit und Assistenz. Das Ziel muss sein, dass sich Deutschland gegen\u00fcber der internationalen Konkurrenz als Leitmarkt f\u00fcr Smart Living etabliert. Die Wirtschaftsinitiative ‚Smart Living‘ bietet dazu eine europaweit und international einzigartige Kooperationsplattform f\u00fcr die erforderliche branchen\u00fcbergreifende Zusammenarbeit von Herstellern, Wohnungswirtschaft, Handwerk und vielen weiteren Akteuren.<\/em>\u201c<\/p>\n

[\u201eSmart Living\u201c ist eine Initiative des Bundesministeriums<\/a> f\u00fcr Wirtschaft und Energie. Ziel der Wirtschaftsinitiative ist das gemeinsame Vorgehen deutscher Unternehmen, um den Transfer von Innovationen in den Markt zu beschleunigen, um bestehende Hemmnisse zu beseitigen und zukunftsf\u00e4hige Marktstrategien zu entwickeln.]<\/p>\n

Altmaiers Sicht deckt sich jedoch nicht mit aktuellen Erkenntnissen aus beispielsweise der Umfrage des Bundesverbandes Freier Immobilien- und Wohnungsunternehmen<\/a> (BFW). Dr. Thomas G\u00f6tzen, Mitglied des BFW-Digitalisierungsbeirates, warnt:<\/p>\n

\u201eDigitalisierung im Geb\u00e4ude spielt derzeit keine Hauptrolle. Wenn das stimmt, dann ist das ein Debakel f\u00fcr unsere Mitgliedsunternehmen!\u201c<\/em><\/p>\n

Tats\u00e4chlich fehlt es den meisten Unternehmen immer noch sogar an den Grundlagen zur Teilnahme an der digitalen Wohnungswirtschaft. Z\u00f6gerliche bzw. unterlassene Investitionen, Zeitmangel und fehlendes Personal bremsen die Entwicklung weiter aus, denn 70 Prozent der Verwalter und Bestandshalter sowie 56 Prozent der Bautr\u00e4ger und Projektentwickler glauben laut BFW nicht daran, dass sich durch die Digitalisierung neue Gesch\u00e4ftsfelder b\u00f6ten.<\/p>\n

Smart Living<\/h3>\n

Solche Bedenken teilte Altmaier hingegen nicht. In seinen Ausf\u00fchrungen folgte er Prognosen, denen nach es im Marktsegment Smart Living<\/em> in den n\u00e4chsten Jahren j\u00e4hrliche Wachstumsraten von 25 bis 30 Prozent geben solle.<\/p>\n

Die Umsatzerwartungen bis zum Jahr 2025 l\u00e4gen dabei allein f\u00fcr Deutschland im zweistelligen Milliardenbereich; weltweit bei \u00fcber 260 Milliarden Euro. Entscheidend f\u00fcr deutsche Hersteller und Anbieter sei es, von diesem Zukunftsmarkt zu profitieren und wichtige Wertsch\u00f6pfungsanteile zu gewinnen.<\/p>\n

Tatsache ist: Der Markt bietet ein enormes Potential \u2013 nicht nur im Bereich der Heiml\u00f6sungen f\u00fcr Privatkunden, besonders auch im Umfeld der Bewirtschaftung von Wohn- und Gewerbe-Immobilien<\/a>. Dazu bedarf es jedoch auch des Mutes zum Aufbruch und zu Investitionen \u2013 wie auch GdW-Pr\u00e4sident Axel Gedaschko anerkannte:<\/p>\n

\u201eDie aktuellen GdW-Wohntrends zeigen, wir brauchen neue Gesch\u00e4ftsmodelle und Kooperationen. Entscheidend ist, dass die mit der Digitalisierung verbundene Wertsch\u00f6pfung zu einem hohen Teil in Deutschland verbleibt, damit heutige und k\u00fcnftige Mieter hier ihre Jobs finden.<\/em>\u201c<\/p>\n
